- Replaces the sheet on the clipboard, the photos nobody can place by the evening, and the list of applicants on the back of the brochure. The canceled 4:30 PM slot can be refilled while you are still in the stairwell — not in the evening, when three applicants have long since committed elsewhere.
Everything in this demo is laid out and none of it acts: buttons only report that they have no effect in the demo, checkboxes are fixed, input fields lead nowhere. Nothing is stored, sent or fetched.
How Awelior would approach this project
Harker Lettings, Grantham is invented — the way it is built is not. None of this is work delivered for a client. It is the shape we would give such a project — with the same depth, but without a client who would have to answer for it.
Where it starts
Harker Lettings run four viewings in three flats in a single day. Notes go on a sheet, photographs into the camera roll, impressions into somebody's head — and in the evening at the office all of it becomes feedback to the owner. Between an empty flat, a cellar and thick masonry there is no signal at all, and that is precisely where the observations that matter are made.
Decisions
Unticked means not seen
The walk-through is an order of rooms, not a verdict. An open item means the room was not entered, not that it was fine. The distinction sounds small and is the difference between an observation and a guess.
Four grades rather than a scale of one to ten
An impression after a viewing is a judgement. Ten grades would be a precision that does not exist, and in the summary sent to the owner it would look like a measurement.
Financial documents only after the viewing
Nobody needs them before. An app that collects income statements ahead of the appointment gathers data about people who will never become tenants — and then keeps it.
Deliberately left outNo notes about people that the owner does not need in order to decide. What is recorded is the impression, the state of the paperwork and a deadline for a reply; anything beyond that does not belong in a file about people who looked at a flat.

Navigation responds, including the route from the property list into a single property and back. The walk-through, the photographs, the re-filling of a canceled slot and the assessment form are fully rendered and inert; the four states have a view of their own.
How it would go on
Connection to the agency system
Properties, particulars, applicants and portals live there. What is captured on site has to travel back — otherwise a second applicant list grows beside the first.
Mandatory particulars and liability
Energy certificate, floor area, year of construction, commission: what a listing must state is not there out of politeness. Who maintains those figures and who answers for them belongs settled before the app displays them.
Deletion as the normal case
Four viewings produce data about a row of people, one of whom gets the flat. When the rest are deleted, and who sets that in motion, is decided at the start and not afterwards.
